If it wasn’t for Johnny, we would have been in big trouble. The house we were buying in Corona is pretty on the outside but all broken inside. He helped us find a water leak and using his infra-red gun, he showed us where the leak is coming from and how bad the damage is. Then he found that our AC wasn’t working efficiently. We had the same AC issue when we bought our first home but the ex-inspector never reflects any issue. Johnny is different, he is really into finding all the issues of the house and writing it clearly. At 107 Fahrenheit , he is up and down the attic trying to locate what’s broken. No only he tells you what’s broken, he even go to the extreme of going into the attic check which component is causing the issue. He also explained how a HVAC works so that we knows how to communicate with the seller. There is even video to show the whole house fan not working properly. This is probably the worst house buying experience due to the conditions of the house but Johnny helped make it possible. I would have given him a 10 stars if possible.

The seller’s contractor refused to fix a water leak that was inside the ceiling because it’s not visible and trying to find excuses not to fix the non working heater. Johnny not only did a thorough inspection again but also took photos with his special tools to show moisture collection inside the wall and convincing the contractor to fix the problem.

We had our home inspection with Johnny today, and it was simply the best kind of experience you want to have. This is our first home, so we weren’t really sure what to expect, but Johnny gave us immense peace of mind with his thoroughness, patience, and kindness (the happy reminder email we received this morning was also a huge plus).

Our appointment was for 10:00 AM, but Johnny was there by 9:30 AM; we rolled up at 9:55 AM, and our potential upstairs neighbor was inquiring about Johnny’s presence, and he was answering with all the diplomacy of a seasoned professional. We introduced ourselves, and chatted for a little while as we waited for the lockbox code.

Once we got the code, we headed in to start working. Johnny told us what he was going to do and let us know we were free to poke around while he checked everything out. We spent our time taking measurements of the place and checking out the storage areas again. We had a fun little incident of a ghost in the kitchen, who turned on the faucet (just kidding–if the handle wasn’t horizontal, it would gradually loosen and start the faucet).

Johnny was super detailed and documented all the little things (including faucet leaks, a ceiling fan/light that didn’t work, the temperature/functionality of the heating and AC, and the dishwasher has a blockage), and our inspection report was truly comprehensive with photos, videos, and descriptions of the issues found–he was done with the inspection report before we left the condo, so our realtor was able to get started talking to the listing agent about the areas that needed to be addressed.

Overall, we couldn’t have asked for a better inspector. We wish there was an option to rate Johnny 10/5, because he surely is!
